Professional Service
Ashton Roberts is fully licensed by the Association of Residential Letting Agents (ARLA). This is the governing regulatory body for letting agents in the UK and its policies develop and maintain
the highest possible standards.
ARLA is seen as a benchmark for professionalism that both landlords and tenants can have full confidence in.
Membership to ARLA is attained only by agents who demonstrate they have a thorough knowledge of their business in accordance with the current ‘best management’ practices.
All members are required to have professional indemnity cover and are further covered by a scheme that provides financial client protection against misappropriation of any money.
All members are governed by Principles of Professional Conduct that provides a strict framework for ethical and professional standards at a level far higher than the law demands.

Market Appraisal
When we initially assess a property we indicate what we believe to be a realistic rent, depending on current market conditions. We are happy to advise you on any improvements which will make your property easier to rent or would secure a higher rent.
Marketing
We will take a number of colour photographs and select the best. We record room sizes and all the special features. Your property will be featured on our own website, and on ‘Rightmove’ and ‘Zoopla’.
We will display your property in the window of our highly visible High Street offices
With your permission, we will erect a distinctive ‘Ashton Roberts’ ‘To Let’ board. It advertises your property 24 hours a day and will generate a significant number of enquiries
Tenants
Finding the right tenant for a property is fundamental. We start by establishing the sort of person you wish to occupy your property. We then match this to prospective tenants and arrange viewings. If you supply us with a set of keys, we will carry out viewings without you needing to be there, in which case a member of our staff will accompany all viewings. We will advise you of suitable prospective tenants and obtain your permission to proceed further.
When dealing with private tenants we take references. We also carry out a credit check using a credit referencing agency. We may ask for a guarantor, who will also be checked.
Administration
We prepare the tenancy agreement, which contains the terms and obligations of the tenancy and may include special conditions particular to your property.
We are happy to provide an EPC and inventory.
If you opt for the full management service, we then continue with the check-in, interim inspections and all the day to day management and maintenance.

Our Fees
Full Management Services
Letting Arrangement Fee:
There is a one-off set up fee, which is charged at the commencement of a new let and is for marketing and introducing a tenant: £600 (£500 plus VAT)
Monthly Management Service:
12% of the monthly rental (10% plus VAT)
Registering Deposit Fee:
With the ‘Tenancy Deposit Scheme’: £30 (£25 plus VAT)
Renewal Fee:
This fee is charged at the renewal of a tenancy, where a new agreement is signed for a fixed term. £180 (£150 plus VAT)
Serving Notice:
This fee is charged if you instruct us to serve a notice on the tenant: Included
Non Routine Management:
For project management of major repairs or renovations, where the cost exceeds £1000. 15% of the total
Administration and reports for disputed deposit, referred for adjudication: £180 (£150 plus VAT)
Deduction and Payment of tax for non-resident landlords: £180 (£150 plus VAT)
Inventory:
This fee is charged for completing the Inventory and Schedule of Condition. VAT is included.
Variable, from £66, depending on number of bedrooms.
Let Only Services
Letting Arrangement Fee:
There is a one-off fee which is charged for marketing the property and introducing a tenant: 100% of the first month’s rent – minimum £900 including VAT. (100% of the first month’s rent, minimum £750 plus VAT)
Registering Deposit Fee:
With the ‘Tenancy Deposit Scheme’: £36 (£30 plus VAT)
Renewal Fee:
This fee is charged at the renewal of a tenancy, where a new agreement is signed for a fixed term. £180 (£150 plus VAT)
Serving Notice:
This fee will be charged if you instruct us to serve a notice on the tenant: £60 (£50 plus VAT)
Inventory:
This fee is charged for completing the Inventory and Schedule of Condition. VAT is included.
